BlackRock’s Real Estate team manages debt and equity real estate investments on behalf of public and private pension plans, insurance companies, foundations, endowments and private investors. The platform manages a broad array of investment strategies, including core, value-add and opportunistic, through separate accounts and commingled funds. Our extensive experience encompasses all major property types including office, industrial, retail and residential.
About the Role:
Report to Head of China, the Associate role covers a broad range of duties and responsibilities on asset management, including provide first class asset management service to the existing investments and maximize the value of the property; regular reporting of existing investments, quarterly reconciliation and reporting to Fund management. The scope of assisting responsibilities will also include assisting with new acquisitions including preparing financial projections and evaluating potential investments, assisting in the preparation of preliminary investment memos, assisting with due diligence review, and project closings.
The Associate is a key link in the consistent collation and management of all data used by BlackRock to assess investment forecasts and performance, may be expected to be engaged in several projects in varying stages of analysis, at any one time.
The Associate may also be required to assist where needed to analysis assets outside of Shanghai in future, which may range from developments and corporate platforms to core assets.
Major Responsibilities:
- Represent BlackRock in the market as a reputable player of the highest integrity consistent with the Firm’s values
- Maintain an up to date understanding of real estate market sectors, cycles, and key performance drivers
- Work with asset manager at director level, be responsible for all asset management related issues, including but not limited to: (1) Provide proactive, first class asset management service to all investments, ensure asset performs in line with forecast (2) Work with other business units on refinancing and asset exit (3) Execute business plan per forecast, maximize asset value
- Maintain effective working relationships with both BlackRock and external associates – e.g. real estate consultants, valuers, bankers, financial & tax consultants, and legal counsels
- Ensure that all recorded investment data and written divestment/investment proposals are of the highest quality and consistent with the Firm’s set standards to facilitate comparison and analysis
- Assist in the preparation of divestment/investment proposals and investment committee memorandums
- Source and provide research data supporting any update in key underwriting assumptions (markets rents, growth rates, vacancies, operating expenses, capital values, yields / cap rates, tax, financing, etc)
- Gain a full understanding of all the underwriting assumptions and testing these to optimise returns i.e. operating assumptions as well as capital structure and tax assumptions
- Assist in due diligence, preparation of external marketing material and maintenance of data room when the need arises
- Interface with other functions within BlackRock (in particular Fund Management, Capital Transactions, Corporate Finance, Finance, Risk & Quantitative Analysis, Legal, Risk & Compliance, Company Secretarial) to successfully close the transaction.
Experience, Skills & Knowledge Required:
- Possesses tertiary academic qualifications
- Minimum 8 years’ experience in real estate, strong leasing background preferred.
- Good Microsoft Excel, Word & PowerPoint skills
- Proven experience in organizing and managing multiple priorities and tight deadlines
- Flexible on working hours when needed, especially during quarterly reporting periods or when a divestment/investment is in progress.
- Excellent interpersonal and communication skills.
- Team player.
